Chimney Leak Repair Before North Marin's Storm Season
Most calls for chimney leak repair in Novato arrive in the first week of heavy rain, when a stain appears on the ceiling beside the fireplace or water drips onto the hearth. By then the leak has usually been developing for a season or two. North Marin's winter storms bring long stretches of wind-driven rain, and any weakness at the top of a chimney or where it meets the roof gets tested hard.
Signs of a chimney leak include:
- Water stains or bubbling paint on the wall or ceiling near the fireplace.
- Rust on the damper, firebox or glass door frame.
- Puddles or damp ash in the firebox after rain.
- A musty smell from the fireplace in wet weather.
- White mineral staining (efflorescence) on brick.
The best time to fix a leak is late summer or early fall, when roofs are dry and repairs can cure properly.

Where Chimneys Leak on Prefab and Masonry Systems
The entry points depend on the chimney type, and North Marin has plenty of both.
Factory-built chimneys in wood chases
- A rusted or dished chase cover that pools water and rusts through.
- A failed storm collar or sealant where the flue pipe exits the chase cover.
- Open joints in chase siding and trim, or cracked stucco on the chase.
- Roof flashing around the base of the chase.
Brick chimneys
- A cracked mortar crown letting water into the core of the chimney.
- Failed step and counter flashing, often disturbed during reroofing.
- Porous brick and eroded mortar joints.
- A missing cricket behind a wide chimney, which lets water and debris dam up on the uphill side.
- An uncapped flue collecting rain directly.
Diagnosing the Leak Before Anything Is Replaced
Water travels. A stain beside the fireplace can start at the chase cover, the flashing or even a roof vent several feet away, so we trace the leak before recommending a fix. A typical diagnosis includes:
- A conversation about when the leak appears, such as only in wind-driven rain from one direction or after every storm.
- An exterior check of the cap, crown or chase cover, flashing and siding.
- An interior look in the attic or chase, where framing stains and rust show the water's path.
- Moisture readings and, where needed, a controlled water test on one section at a time.
- A camera look inside the flue and firebox for rust or water damage.
You then receive photos showing where the water is entering and a written estimate for the repair. If the leak has damaged the flue itself, we may recommend a full chimney inspection before the fireplace is used again.
Repairs That Hold Up to Wind-Driven Rain
Our leak repairs are designed for the conditions here, not just to pass a dry-weather look:
- Stainless chase covers with sloped or cross-broken panels, a drip edge that throws water clear of the siding and a sealed storm collar.
- New flashing with step flashing woven into the roofing and counter flashing set into the mortar joints, rather than surface caulk that fails in a few seasons.
- Crown repair or a new crown with an overhang and drip edge so water falls clear of the brick face.
- Vapor-permeable water repellent on brick and stucco, which sheds liquid water while letting moisture escape. Paint-like sealers that trap moisture cause spalling and are not used.
- A proper cap from our chimney cap and spark arrestor service.
Homes around Bel Marin Keys and other bayside areas see extra moisture exposure, which is one more reason to choose stainless over galvanized steel.
Hidden Damage and What Affects the Scope
A leak that has run for years can do more than stain drywall. Inside a wood chase it can rot framing and sheathing; inside a prefab fireplace it can rust the firebox and damper until the unit is no longer safe to use; in brick it can wash out mortar, stain the interior and crack the crown. The scope of a leak repair depends on:
- How many entry points are involved.
- Whether the chase framing, siding or roof decking needs replacing.
- The condition of the firebox and flue after long water exposure.
- Roof type and pitch, which affect access and flashing work.
If water is coming in during a storm, Chimney Services Pro can often arrange a temporary measure and priority scheduling, with same-day visits when available, then complete the permanent repair once conditions allow. Rusted prefab parts are handled through our fireplace repair service.
